ZGF to Lead Design of Office-to-Residential Conversion in Arlington’s National Landing

ZGF has been selected by JBG SMITH to design the conversion of 1800 South Bell Street in Arlington, Virginia from an office building into a vibrant, mixed-use residential community. The 203,000-square-foot building will be reimagined as 129 multifamily units above 5,000 square feet of ground-floor retail—adding much needed housing in a region facing a growing shortage.

“This is an exciting opportunity to adapt a long vacant office building and introduce a new housing typology to the neighborhood,” said ZGF’s project lead Brian Earle, AIA. “Our design approach will preserve the structure’s inherent strengths while introducing elements that foster livability and community connection.”

This office-to-residential conversion project represents an important step in ZGF’s ongoing commitment to creating sustainable, people-centered design solutions that respond to shifting market needs.

In the coming months, ZGF will be working with JBG SMITH and Arlington County on a Site Plan Amendment, with the goal of starting construction on the project in 2026.
