Repurposing a former Circuit City, the new outpatient clinic in Seattle’s South Puget Sound houses a range of services including urgent care, outpatient care, occupational and physical therapy, and specialty clinics such as ophthalmology, speech therapy, and sports therapy. This model brings outpatient services to a convenient community location for patients and families while allowing Seattle Children’s main campus facility to focus on acute care services.

The team leveraged a Lean, cross-functional approach. With more than 13 Integrated Design Events that engaged diverse stakeholder groups and tools that included table top events, full-scale mock-ups, real-time modeling, ZGF was able to quickly gain consensus on a design that minimizes waste and enhances patient-centered care. Key outcomes include enhanced access and convenience for patients as they arrive, reduced patient and staff travel distances, reduced storage space, and a 75% decrease in the total number of specialty treatment rooms required, from 20 to five. Successful project management resulted in a 2.5% savings of the overall project cost.

The final program design, which includes three standardized clinical modules consisting of 10 exam rooms and a team room per work area, set a new program norm for future Seattle Children’s clinic locations. This planned consistency allows caregivers and staff to toggle between Seattle Children’s clinics across the region seamlessly.

The interior design takes cues from a nearby popular park to reflect the local community and provide connections to nature using a cool color palette throughout the lobby with a custom wood wall to add warmth. Tones of green reflect the forest and trees found in the park.

The South Clinic serves as case study in the trend of transforming big-box retail stores into healthcare facilities.

The new entry façade includes custom, perforated metal panels that cover the existing concrete tilt-up panels of the former Circuit City to create texture and allow sunlight to shine through. The design also features a new wall of glass to infuse the interior with natural light, restful outdoor areas with benches and drop off service, and a colorful canopy to shield patients from the inclement weather.

The clinic was designed with a focus on patient flow so providers can serve patients quickly and efficiently. Open plan caregiver work stations are located between patient exam rooms to allow for direct access to patients and encourage collaboration among providers. The resulting level of predictability lowers learning curves, provides greater confidence when changing locations for clinical staff, and mitigates stress so staff can concentrate on their highest and best use, helping children heal.
