ZGF provided planning and design for a 307,296 SF, 11-story office building, part of a larger 700,000 SF mixed-use development in Seattle’s burgeoning Denny Triangle neighborhood. A continuous façade envelops both towers and unifies the development while contrasting curtainwalls and fenestration distinguish between the office and residential components. Working with both the client and Amazon, the tenant, the design team created a floorplate that easily adapts to evolving workplace trends and tenant needs and provides a flexible office environment. Healthy building strategies include circadian lighting and extensive daylighting, open space amenities, above- and below-grade bike parking, locker rooms, and a communicating stairway in the lobby with environmental graphics to encourage movement throughout the building. Retail spaces, including three pop-up shops with flexible leasing options, occupy the ground level to activate and unify the pedestrian experience. The building is LEED Gold®.
